Rental agreement
Fill in the fields and the agreement takes shape alongside, with the clauses already written: the property, the rent, the term, the deposit, each party's obligations and jurisdiction. Available in Portuguese, English or Spanish. When you are done, print it, and your browser's print dialog offers save as PDF.
Three steps, nothing to install.
Everything runs on your own computer, start to finish.
Name landlord and tenant
Name, tax number and contact for each. These go into the header and the signature blocks.
Describe the property, the rent and the term
The full address, the monthly amount, the duration and the deposit. The address must be the one on the property register, not the one you would give for directions.
Print or save
The agreement is already finished alongside. Hit generate and pick your printer, or save as PDF from the print dialog itself.
Term and renewal
A residential rental agreement has a written term and renews automatically at the end, unless one side gives notice within the period the law sets. Writing a short term does not mean the relationship ends there: it means renewal starts running from that point, and the notice rules begin to apply.
The deposit is not rent
Asking for a deposit of one or two months' rent is common, and the clauses provide for it. The deposit secures performance and is returned at the end, less anything proven outstanding. It is not advance rent, and using it to skip the last month is a breach.
Works, improvements and the state of the property
The template allocates maintenance obligations in the usual way, but the typical argument at the end of a tenancy is about what state the property was in at the start. A handover report with photographs, signed by both on the day the keys change hands, settles more disputes than any clause.
Signing is not the end of the landlord's obligations
In Portugal the landlord must report the contract to the tax authority and pay stamp duty on the rent, within the statutory deadline, and must issue electronic rent receipts unless exempt. None of that happens here, and failing to do it carries a fine.
It only covers the ordinary residential tenancy
Commercial tenancies, room lets, short-term tourist accommodation, sublets and contracts below the legal minimum term all have their own rules that this template does not handle. If yours is one of those, the document is a starting point and not a final contract.
It does not replace the property register or the use licence
The contract identifies the property by the address you type. Confirming that the property has a residential use licence, and that the description matches the property register, is work that remains to be done and that no template can do for you.
Questions about the rental agreement.
Does a rental agreement have to be in writing?
Yes. Urban tenancies require writing. Without it the tenant can still prove the contract by other means, but the landlord ends up in a considerably worse position.
Does it need to be registered or notarised?
It needs no notary and no land registry entry to bind the parties. What is mandatory is reporting it to the tax authority and paying stamp duty, which is a different thing and does not happen here.
Can I raise the rent every year?
The annual increase follows the published coefficient and requires written notice to the tenant within the statutory period. Writing a different increase into the contract does not make it valid.
Do I need an account?
Yes. Each document costs one euro, as a one-off purchase: you pay for that document and there is no monthly fee. The account is created by magic link, with no password. The declaration opens without paying, one a day.
